Who we cover
General contractors hold the prime contract on a project โ meaning the GC is responsible for the entire scope, including work performed by subcontractors. That scope-of-responsibility shapes the insurance: GCs need the broadest liability coverage in the contractor family, with formal subcontractor verification, primary and non-contributory wording for property owners, and umbrella attachment for high-value projects. We schedule by trade mix and project size during underwriting.
General Contractor-specific exposures
- Sub-contractor work flows back to the GC under the prime contract
- Project-specific risks vary widely (residential remodel vs commercial new-construction)
- Job-site safety responsibility (OSHA recordkeeping and program documentation)
- Bond and contract-required limits for higher-value projects
- Long-tail products and completed operations exposure
Coverage components for general contractors
- General liability with $1M / $2M floor; $2M / $1M umbrella common on commercial work
- Workers compensation required in Florida for construction at 1+ employees
- Commercial auto on company trucks plus hired-and-non-owned for sub vehicles
- Inland marine on tools and equipment
- Builders risk on active construction projects (separate policy per project)
Florida general contractor licensing notes
Florida licenses GCs through the Department of Business and Professional Regulation (DBPR). Certified GC license carries statewide reciprocity; registered GC license is county-specific. Most contracts require a $300,000 minimum GL with $50,000 property damage; we quote at the $1M / $2M standard for most operations.

Subcontractor considerations
If you hire subcontractors, your policy is the backstop when their work causes a claim. Carriers want subcontractor agreements requiring their own GL and workers compensation, certificates from each subcontractor on file annually, and indemnity language in the subcontract that flows damages to the responsible party. Document this process during underwriting to keep your premium tight.
What affects your premium
- Annual revenue and payroll
- Largest project value handled
- Residential vs commercial vs new-construction percentage mix
- Use of subcontractors (and their coverage status)
- Claims history
- Years in business and license currency
- State of operation
- Tool and equipment value (drives inland marine)
